Building Surveys
Surveys are undertaken to allow clients to make an informed judgement regarding the purchase of property and in the residential market are recommended by both the Consumer Association – publishers of Which ? Magazine and the Council of Mortgage Lenders.
A recent study undertaken by ComRes for RICS found that home buyers spend an average of £5,750 on repairs once they have moved in, often as a result of not having the right survey undertaken.
Wolstenholme and Partners undertake pre purchase building surveys on a wide range of residential and commercial property, including period and Listed buildings, conducting a detailed examination of all accessible parts and providing a detailed analysis and report on condition and repair requirements.
The practice offers a choice of Full or Basic building surveys to enable instructions to be tailored to individual client requirements and concerns.
Home Survey Reports
For modern, unaltered property of standard construction, Wolstenholme and Partners also undertake this more concise survey, which is similar in form to the RICS Homebuyers Survey, though excludes an open market valuation.
Analysis Of Building Defects
The practice offers an inspection and diagnostic reporting service in respect of specific defects or occurrences affecting property and will as appropriate liaise with other consultants to thoroughly evaluate the available evidence and advise on suitable solutions/remedial measures.
Schedules Of Condition
Prior to entering into lease agreements it is strongly recommended that a schedule of condition is undertaken to establish and record the condition of the premises and which together with accompanying photographic record will provide a protective defence for leaseholders against future significant dilapidation claims.
